Develop Your Marketing Ideas from Outside Your Own Industry

So as the market moves onwards and upwards,I think there is a lot the lending industry can gain by taking a look at marketing techniques which have been adopted by other industries. Take another financial market, credit cards, as an example. It shares many similar characteristics with the mortgage market: it’s a financial service, highly competitive, and a saturated market in which the challenge is to win market share from competitors because there is little room for genuine growth. Sound familiar? The credit card market has employed some very sophisticated and aggressive marketing tactics to win new business - you may well have been on the receiving end of them. They have analysed and segmented their customer base in great detail; they know precisely the profile of people they would like to own their credit cards. The marketing tactics being used by the card companies are equally as sophisticated. Interest-free balance transfers and 0 per cent interest for six months is an enticing proposition, as are loyalty points for frequent users and long-lasting customers. Could these techniques be used in the mortgage industry - quite possibly? Churning has been, and continues to be, a problem for lenders and attracting and retaining customers is a key issue the industry has to face up to. Perhaps rewarding loyalty is one issue we need to address with more vigour than we have done previously? One market where customer loyalty is taken very seriously is the grocery sector - supermarkets such as Tesco have pioneered many of the marketing techniques which are now taken for granted. The whole concept of customer loyalty cards and the payment of bonus points was first introduced by Tesco and supermarkets are now analysing customer transaction data to look at how they can tailor marketing campaigns for the future. It stands to reason that if a customer is buying nappies, Rice Crispies and cherry-flavoured lemonade on a regular basis, they are probably proud parents of a young family. Sending them special offers on children’s clothes and promoting computers for schools is highly likely to reach a receptive audience. Lenders know precisely what sort of houses their borrowers live in, how much they earn and what their payment record is like, all of which is valuable marketing information. But how effectively do we use this data to help target future marketing campaigns? Have we identified the first-time buyers of five years ago as the potential family house buyers of tomorrow? I’m sure there are isolated examples of this happening but most marketing is reasonably unsophisticated product promotion on TV, in the press and at point of sale. Interestingly, the big supermarkets such as Tesco are now entering the mortgage market. It will be interesting to keep a watchful eye on them and to note the marketing techniques they deploy in order to build market share. With the power of a brand such as Tesco to play with, it must be good fun being the head of mortgage marketing and plotting a few new campaigns. Low excitement levels One of the problems all mortgage marketers face is that, for the average person, purchasing a mortgage is not as exciting as say buying a new car. It’s a necessity and an intangible one to boot. How do you win over the hearts and minds of a target market which would rather clean the car than go and talk to someone about getting a mortgage? Perhaps we should look to the world of politics for a few clues? Historically, most people have displayed a similar lack of interest in politics as they do in mortgages and politicians know only too well that they need to engage their audience as they enter an election period. Well, we’ve just seen the mother of all elections in America, where Bush and Kerry managed to generate the highest turnout of voters in American history. They may have split the country down the middle, but they also managed to make many millions of people sit up and contemplate issues which were hitherto deemed to be boring and irrelevant. I’m not suggesting that we all start holding glitzy showpiece rallies but we do need to consider how we can get borrowers to take financial matters more seriously and consider them as a priority which should rank above playing the lottery. I don’t have the magic solution but I do think there are lessons to be learnt by looking at the ways in which others have successfully addressed ‘dry’ subjects. There is a great danger in thinking that all the answers to the marketing challenges facing the mortgage market will come from within the market itself. By John Stableforth Having worked in the catering trade for many years, either as employed or self employed its always hard to stay on the profit ladder. Its easy to fall in to the trap of more people equals more turn over equals more profit. How wrong we all are, yet nobody should be labeled for falling in to this hole we’ve all been there. I find that a poster somewhere around that you will always see it, reminding you that Turnover is vanity and profit is sanity. I prime example is a friend of mine that was in the trap, and it took him a while to step back and see that he was even when I was telling him everyday. My friend we’ll call him Adam, is the owner of a trendy style bar with a function room on the 1st floor. He would offer the function room for free to every event that came through his door. People would be there every week looking to book the room. Now don’t get me wrong its nice to have some interest but lets just think what he was losing. 2 members of staff = 6 per hour for 8 hours = 96 Extra stock purchasing approx 300 So just to cover the stock we need to make on 50% 600 then there is the staffing and that would be 192 therefore you should take 792. How you would think this would be easy but the room holds approx 55 people standing room and the bar is very small. So lets work that out. The party starts at 7pm people start to arrive at 8pm and the event stops at 12 midnight, thats 4 hours. 792 divided by 4 = 198 divided by 55 (if the room is full for the whole event) works out at 3.60 per person per hour. Now you may think that’s easy not a problem but is it. I’ve told you its a small bar, so its always running out of glasses a glass collector has problems collecting the glasses and the bar person can’t serve that quick. I will let you into a secret I know for a fact because of all these problems he has never taken over 600. So we made some changes and put some structures in place. Questionnaires for all functions and a minium price for the function room of 150. Now when he has a function he has better knowledge of the customer therefore knowing what to order and he makes a profit. More and more people are having buffets with the event and a DJ. All of this because he makes peoples function professional right from the start and sells other products, he upsells. He has also started talking to his long term customers about what they like about his bar and using that information as a marketing point. He just the other week took his 250 marketing budget for the new menu and spent the money on food and drink and invited 10 people with partners to a free new menu dinner in the function room. There was also the chance to try some of the new Cocktails. He thought very carefully about the people he invited a member of the council, local press etc etc. It worked very well the restaurant is extremely busy. Sometimes we all need some help and to be pulled away from what we see every day and look outside the box. I hope that this has been some help. Development of Liberal Theology: An Overview (Part 2)

By Saundra L. Washington The American theologian Horace Bushnell also played a vital role in the advancement of liberal theology. Bushnells liberalism included historical tradition and took into account the emotional nature of religion. He espoused the supernatural character of personality and the immanence of God in personality. By means of preaching, teaching, writing and personal practice, Bushnell attempted to divert man away from dogmas and to seek satisfaction and security in experience. In his book, Religion in America, Hudson pointed out:the real key to the influence of Bushnell upon his contemporaries was his success in fashioning a definitely Christocentric theology that was based upon Christian experience rather than upon any external dogmatic authority. Thus the believer was no longer under compulsion to find his security in biblical proof texts. He could not accept the conclusions of biblical scholars with relative equanimity and appropriate the results of other scientific investigations without great difficulty because his faith was validated by the inward testimony of the heartBushnell found a freedom denied to those who felt compelled to meet a rationalistic assault with a purely rationalistic defense. By acknowledging Christ as the center and goal of history, Bushnell helped move man away from an arid rationalism to the Christ; away from a mechanical view associated with theology to the natural and the human; away from dependence upon external authorities to the Divine authority. Certainly, Bushnell could be considered a good friend to orthodoxy. The leaders in the Romanticist movement, including Rousseau in France and Shelley in England, were intensely interested in religion. Its later period of phasing out must not blind us to the relative worth of its earlier contributions, among the main of which was its strong belief that the intellect was not the only road to truth. The modernist phase of theological liberalism is marked by the significance of historical time and an emphasis upon the notion of progress. A representative personification of this mode of liberal theology can be found in the German Protestant theologian Friedrich Schleirmacher. Commonly referred to as the father of modern theology, Schleirmacher developed a constructive empirical method of religious inquiry that was both descriptive and historical. Religion to him was an inner experience separated and independent from science, morality, knowledge and philosophy. He considered the essence of religion to be a personal feeling of absolute dependence on the universe (God). Authority was not to be found in scriptures, creeds, churches or dogmas, but rooted in the heart of the believer. Schleirmacher adamantly maintained that the great debates over proofs of God, the authority of Scriptures, miracles, and the like, were all on the outside boarder of religion. The heart of religion was and always had been feeling as opposed to rational proofs and discussions. According to Schleirmacher, God to the religious man was an experience; a living reality. Although Schleirmachers theology seem to possess certain pantheistic touches, his reinterpretation of the Christian religion nevertheless, provided succeeding generations of theologians with a reasonable alternative to orthodoxy. He opened the door to a vast universe beyond absolutes and rationalism; to an exploratory realm beyond the Bible. Well, if Schleirmacher was the father of modern theology then Rauschenbusch was the father of the Social Gospel. The social gospel was a movement that attempted to utilize, in the spirit of Christ, the material thrown up by the social sciences for the building of the kingdom of God. Rauschenbusch seemed to integrate all the major elements of the liberal tradition. He emphasized the unity between God and humanity and thereby saw the working of God in and through the working of humanity. His emphasis was societys impact on Christianity and the regeneration of man. Rauschenbusch was concerned with the social welfare of the sinner and felt that this was an issue that was not forcefully addressed by the church. He continually emphasized the deep need for dealing with the issue of social justice. And although the Social Gospel looked upon scientific contributions with favor, it did not and does not relinquish its firm grip on the fact that no permanent salvation is possible without the creation of a new spirit. The decisive events stimulating liberal interest were the Industrial revolution and the explosion of the sciences. Following the general acceptance of Darwinss evolutionary theory, historical interest reached higher plateaus which gave rise to a concern with development of new forms of various fields. Science gave impetus to a new drive toward modernization and a seemingly vehement stressing of the primacy of the present. Christian doctrine was transformed into Starbucks Psychology of Religion or William James The Varieties of Religious Experience or Leubas Psychological Study of Religion, or the like. William Sumners folkways, a sociological study of human behavior which emphasized the social aspect of religion, rejected ideas of the absolute and the eternal. Consequently, modernists sought to consolidate religious thought with scientific knowledge. The authority of the Bible in theology began to wane as philosophy and various sciences assumed ascendancy in the interpretation of religion. One of the best known advocates for Protestant liveral theology was Harry Emerson Fosdick. He devoted his entire career as a preacher, professor and author to the conflict between religion and science. Fosdicks theological viewpoints focused primarily on four major ideas and were described by Ferm in his Tribute to Harry Emerson Fosdick. He stated that Fosdick: 1) Attempted to express the abiding truths of the Christian faith in the changing categories appropriate to the modern world. 2) Stressed the importance of reason in faith. 3) Grounded his faith in personal and social experiences. 4) Appreciated, accepted and utilized the scientific method of inquiry. There are numerous of fish species swimming under the lakes, seas, ponds, and rivers. Most anglers consider fishing as the delight in their purpose-driven life, a sport, as they say. Bass fishing, at present, is considered as Americas number one freshwater sport, its industry is in fact seventy percent higher in growth compared to other types of fishing activities. Bass is a fish that belongs to the Serranidae family or sea basses and the Centrarchidae or the black basses. This family of perchlike fishes are large and oblong with compressed bodies that dwell in warm and temperate seas throughout the world. Along the Atlantic coast, black or common sea basses a sluggish bottom fish are found. Its size averages 6 pounds or 2.7 kilograms in weight and 18 inches or 45 centimetres in length. The Pacific Sea basses, on the other hand, are giant fishes with bulky characteristics that reach a weight of 600 pounds or 270 kilograms and a length of 7 feet or 2.1 metres. There are two things that should be considered in bass fishing, which are, the bass location on the lake or river and bass catching using different techniques, presentations and baits. In locating bass dwellings, there are lots of different factors that have to be determined like map-reading, how to locate active bass just after cold fronts and during early spring and late fall periods, understanding water depth, water clarity, temperatures, seasonal patterns, locating structure areas and finding their vegetation areas. In map reading, there are two general types of lake maps that most anglers use. These are the Hot Spot maps that show more fishing spots and the Topographical map which shows more details. Experiment first by taking it on shore and looking for areas where fish are most likely be. The next step would be familiarization. In locating bass one element that should be considered is the vegetation or the area where they eat, breath and cover themselves. In other words, it is where they could be found to congregate. If there is no vegetation, other elements like irregular contours, shallow water close to deep-water areas, points and point drops and other types of structure can require alternative techniques. The rest of the necessities are the selection of a few crankbaits. One needs a shallow diver and a deep diver but two colors of each are fine. A natural looking crankbait, one that resembles baitfish and a shocker bright one should be selected. These represent the two extremes, nonetheless are very effective. The most successful method of catching bass is the crankbait. The throwing and retrieving method can be done with varying speed and its depth can be determined by the speed of the reeling and by the pole. Bass love colorful lures and they seem to hit them more often. When fishing with these lures, one should always try to make them look good in the water and make the bass come after them. This can be done by making them swim as realistically as possible. Bumping these lures against objects in the water attracts fish, but the chance of getting the lure stuck might be a risk you don’t want to take. A worm, on the other hand, is a good lure and represents the most edible and tasty meal. Even plastic worms will do. Before competitions became a part of it, bass fishing was reserved for seasoned anglers and did get much media coverage. It was a recreation mostly practiced in the springtime and mostly early in the mornings and late in the afternoons all over the globe. By Clarence Binayu Needle Evergreens: Junipers, arborvitae and yews may be pruned any time and at almost any place. With upright junipers, follow along the branch that needs to be shortened until you come to a side shoot lying on top of it, or inside of it. Select a side shoot that exactly parallels the unwanted branch. Slip your clippers under this little branch and make a clean cut. On a spreading juniper, place the cut so that it will face downward and no one will know that a cut has been made. The tiny wisp of greenery left soon will stiffen up and begin to replace the branch you have removed. On upright plants, the cut will show, but only briefly, as new growth soon will hide it. Never prune junipers and yews with hedge shears unless the plants are part of a formal hedge. Topreserve those graceful, natural lines, remove part of the growth at random over the plant. As yews and arborvitae tend to replace branches quickly and as both have latent buds buried in the bark, you can make your cuts almost anywhere. Just take care to maintain the natural form of the plant. Specimen hemlocks, firs, spruces and Douglas firs should be left untouched if possible. City gardeners delight in the beautiful forms and color of these when they see knee to waist-high plants in the nursery and they carry them home. Soon the plant begins to grow vigorously and it must be butchered or cut down. Avoid this problem by searching out the specialty nursery companies that sell the many miniature forms of these evergreens. As they grow extremely slowly and are tricky to propagate, the cost is high; but then you have a specimen that will probably outlive your house and still be in proportion to the garden. Pines may be pruned so long as you have a high enough ladder to be able to work over the entire tree. In spring the new growth, called a “candle,” grows at the ends of all branches. Generally there is a central candle surrounded by several slightly smaller ones. You must preserve this size relationship. If you cut the central candle back half, cut the side ones surrounding it to one-third. If you wish to almost halt the growth of the tree, you may cut all central candles to two or three needle clusters, and the side candles to one or two needle clusters. Do this pruning when the candles are developed enough so that the needles are beginning to break from their papery sheaths, but before they are fully expanded. A sharp knife is the best tool. Avoid clipping new needles, as the tree will look bobtailed for the next two or three years if new growth is injured. Needless to say, you must work over the entire tree from top to bottom. Fruit Trees: Look at commercial plantings of fruit trees in your area to determine the form used successfully by commercial people. Apple trees may be pruned to a modified leader system, where a strongly controlled central trunk surrounded by almost equally strong lateral branches makes the scaffold. The other system used for apples is the open-center system, where there is no leader at all but several strong branches at almost the same point, low on the trunk, to form a sort of bowl-shaped scaffold. These same systems are used for peach, apricot and nectarine, though the open-center form is far more common and produces better-colored fruit. Plum trees receive a minimum of pruning, just enough to keep them relatively open in the center, and with well-spaced main branches insuring good ventilation throughout the tree and a well-balanced crown. Sour cherries are pruned similarly, and sweet cherries are pruned scarcely at all. All of the cherries and plums are likely to bleed or ooze gum where branches over a year old are removed, so corrective pruning is almost impossible. The trick in creating first-class fruit trees is to start with a scarcely branched or unbranched (maiden) switch. Determine the pattern it is to take, and prune accordingly. Your County Extension Agent will supply pamphlets on proper pruning for fruit trees in your area. While fruit trees are young, do as much pruning as possible in midsummer. When they have come into bearing, you will be able to remove excess leafy growth in summer but major shaping and balancing will have to be done during the winter months after a few hard freezes. Pears are a sort of law unto themselves. If you wish to prune and pinch frequently throughout the growing season, you can shape them as open-centered or as modified-leader trees. Otherwise, let them have a leader but prune sufficiently often to prevent too much growth in any season and shorten all side branches frequently. He may sometimes ignore such prayers because they are said in anguish and out of ignorance or foolishness. May the Lord ignore all your foolish requests in Jesus name. Our God is sovereign. He does what He likes and nobody can query Him. He reserves the right to reject prayers He considers inappropriate. In Numbers 11:16-17, Moses requested for death but God ignored the request. Also when Elijah asked for death at a most trying period, God fed him instead (1 Kings 19:5-8). He was given the first meal and finished it. He woke to take the second meal and licked the plate. The one who desires to die would not eat to live further! At a very trying period, our Lord Jesus Christ asked God to take away the cup of suffering He was about to drink. In that cup was denial of justice, scourging, mockery, rejection by man and God, crucifixion and death. If God had answered that request, I would have ended in hell. The whole world would have retained their sin. God’s salvation plan would have hit the rocks. The second Adam would have failed. Either a third Adam would have had to come or God would have discarded the idea of salvation. Many would have forever been lost. Thank God I Ic ignored that prayer! It would have cost us everything. We should be very careful the prayer we say during moments of despair and intense sorrow. Such touch the soul and when said it easily comes to pass except God uses I lis sovereignty to wave it. Some of us have had to ask God to take us home when our loved ones departed. Thank God He ignored such requests. Do you sometimes wish youd be fired or laid off just to escape your daily prison? If so, join the club. You might be surprised how many people spend years (and years and years) staying in the same job that they hate. If you constantly say to yourself I hate my job then its time you did something about it. And if youre the type of person who keeps telling your friends I hate my job and expecting that they will care, youd really better start doing something about it before you lose all your friends. No one likes to hang around a whiner especially one who says the same thing over and over again without doing anything to fix it. If you truly hate your job, your personal life can suffer as a result and you can spiral into depression and a feeling of helplessness especially if you cant see any other options to pursue. As a recruiter, I can understand why people say I hate my job but I cant understand why they expect me to feel sorry for them when they do nothing to change things! To fix this situation, first figure out what it is that you hate about your job and either fix it or start looking for a new job. If you truly hate your job, youll do something about it rather than just talking about it. Who wants to spend 8 hours plus per day doing something they hate just to get a check? Lets look at a list of possible statements you might be making that show specifically what it is that you hate about your job: I hate my job. No particular reason needed, you just hate your job. Are you proud of your work? Are there any accomplishments you are happy with? If not, maybe you dont just need a new job, you need a new career. Start looking outside your current industry. Have you considered self-employment? I hate my job because Im underpaid: Easy to fix. Ask for a raise. In this case you dont really hate your job, you hate the fact that you are underpaid at least in your mind. If you work for a notoriously cheap company, you might need to switch companies. If you work in an industry that doesnt make its employees rich, you might need to change industries. Money isnt the best reason to switch jobs but if your salary doesnt match your lifestyle, something has to change. I hate my job because its boring: Perhaps you have become underemployed. If you are bored, you might not be utilizing all the skills you have or you may have finally realized you are in the wrong industry. Think of what makes you happy and then figure out how you can get paid to do it. I like that old adage that says that if you find a job that you love, youll never work a day in your life. I hate my job because I hate my boss/co-workers/company: Certainly, you cant pick your boss or co-workers but you can pick the company you work for. We wont always get along with everyone we work with so its not uncommon to want to switch jobs because of personal conflicts with others. Be careful though: if you find that you have trouble getting along with people at every job you have, maybe its not the other people that are the problem. I hate my job but I cant quit: Perhaps its the stock options, maybe its the nice expense account and company car, maybe its the high salary that you know you wont be able to get from another company if you switch jobs. Sometimes golden handcuffs prevent people from switching jobs that they hate because theyd have to give up too much if they quit. Then again, Ive seen instances of people leaving high-paying jobs that they hated to accept lower paying jobs that they are much happier with. You might need to prioritize and figure out what is more important: the money or your happiness. Ideally youll have both of course but maybe this is impossible in your current job. I hate my job because Im embarrassed of what I do: Maybe you work in an industry that youve realized does not fit your morals. Maybe you feel embarrassed to discuss your job or industry with friends who you feel have better jobs that you do. Ive certainly come across enough job searchers who are ashamed to discuss their job with others. Personally, I think that as long as you are doing something ethical that you like and can earn a reasonable living from, there is nothing to be ashamed of. Not everyone thinks this way though. Before making any career-altering decisions, remember that your job must make you happy, not other people. Working at a job you hate is no way to spend a significant part of your life. If you truly hate your job, you will no doubt see other aspects of your life suffer, too. Before you can fix the problem of constantly saying I hate my job you need to figure out what it is specifically that you hate about it. Then you can decide what to do to fix it or if it is not fixable, what you are going to be doing next for a living.
